Are you interested in buying a home to use as a vacation rental? We often have owners that are snowbirds meaning they visit the Orlando area during the colder month of January to March every year. The rest of the year we are free to rent out their property so they can produce income to pay for the mortgage. Snowbirds are drawn more toward condominiums because it is typically just two of them visiting so they do not need a large amount of space. What is great about condos is that they often offer amazing amenities to guests compared to vacation homes tucked in residential communities.
There is one feature of a condo that homeowners don’t typically keep in mind when purchasing it to use as a vacation rental. That is the elevator. Some condo communities that are established near Disney have stairs, but no elevator. This is a huge inconvenience for guests trying to juggle luggage, small children, and pets all at once. It is also very hard for families that bring grandparents or someone who has a disability that cannot climb stairs. First-floor units are rented out so much quicker than units on floor two or higher. Our most popular requested condo community by guests is Windsor Hills. The reason is their location, they have elevators, and their waterpark area in the resort.
If you are looking at getting a condo to use as a vacation rental, it is important to see it in the guest’s view. Try to find a condo that is close to the action. Location of the condo near the clubhouse where there is a community pool is very helpful in how you can sell your condo to guests. The most important amenities are the community pool, fitness area, waterpark (if possible), and community grill area.
Another option besides a condo is a townhome. We constantly sell out of our townhomes in Windsor Palms Resort and Windsor Hills. The biggest feature for them is most have a splash pool. What you may not realize that is a selling point for these townhomes is that they have a bedroom and full bath downstairs. There are some families with guests in their party that cannot do stairs at all so they need to have a bed and bath downstairs. They are right off to the kitchen so they can easily access it without having to walk too far. The fact that every bedroom has its own full bath makes getting ready for the theme parks in Orlando much easier for a family of eight.
