Highest Income Producing Resorts Near Disney
As a realtor, the first question you are asked is what community they should begin their vacation home search in. When building that relationship with your clients, they look to you for insight into the market. With over 27,000 homes listed on VRBO alone, it is evident that the Orlando area for vacation homes has increased dramatically over the years.
Windsor Hills & Windsor Palms Resorts
Since we have been managing homes near Disney since 2006, we can confidently say the highest producing resorts are Windsor Hills and Windsor Palms. Their names are similar and both have similar amenities, but Windsor Hills takes the gold with its little splash area and waterslides. There are no resort fees in this community so guests have access to this amazing amenity for free. Guest who do not head to Disney World or Universal Studios every day get to relax at the vacation home in between. The waterpark keeps the whole family busy with fun and the movie theater in the clubhouse plays daily movies for free.
Security
These resorts are in well-established neighborhoods in the area with a great reputation for guests. Resorts like these two get the most return business as well. A family of four will love it so much that they will book a six-bedroom pool home next time by bringing more of their family for a reunion-style vacation. Windsor Hills has security who drives through the neighborhood where most resorts just have a guard at the shack who cannot leave his post. This will give your clients peace of mind when they are away at their primary residence.
Instagram Worthy Resorts
The amount of gross income and occupancy will vary by home size. Our most popular and sought out types of vacation homes are the three and four-bedroom private pool homes. While both have condos, Windsor Hills is the only one of the two that has elevators that are perfect for those with family members who can’t climb stairs. Guests love our Mickey Mouse-themed condos making their vacation Instagram worthy. Getting the word out about your vacation home and the resort is free marketing for you. If a guest has never been to Disney before, they often don’t know where to look for a vacation home. This is why they turn to mom bloggers who travel on the budget and have more experience with the area. Your current guest could be one of those bloggers who will write a great review on the home and resort.
Other Popular Resorts
Some of the other popular resorts in the area are Emerald Island, Terra Verde Resort, and more. We suggest that your clients look for vacation homes in a gated community. This will prevent their guests from being neighbors will full-time residents or partiers that can cause them a bad review from the guest. Communities with HOA’s will do a better job of keeping the resort modern and clean. There are some communities that are just 10 minutes to Disney. It might look nice inside the home, but it will be a deterrent if the neighbor has trash in their front yard with no HOA to regulate a standard.
A High Standard
There’s a reason these communities are well known in the area. They created a standard and soared above it. The resorts stay booked and are very marketable to families. If your client is looking into owning a home in these communities or in others, have them reach out to us to discuss how much income they could really be making as a vacation rental owner.

As you can see, we are extremely active with our marketing efforts. We would love to have the opportunity to manage and market your vacation home. Last year, we did not have one vacation home occupied less than 220 nights and our average vacation home was occupied 248 nights annually…that is over 20 nights a month!
